647 Acres m/l, Land for Sale in Monroe County, IA

Offered for sale are 647 m/l acres of world class trophy whitetail hunting property by Blakesburg, in Monroe County, IA. This farm was the home, personal deer management project, and pride of the late Roger Rothhaar, well known trophy whitetail hunter and author. This farm is a turn-key, highly productive property that is a deer manager and whitetail hunter’s paradise! Food plots are already in place and positioned for maximum hunting effectiveness. Large sanctuaries and bedding areas have been developed through CRP, native grass plantings, and intensive timber stand improvement practices to create thick, safe cover and the seclusion mature deer crave. Several ponds have been constructed to supplement existing creek and pond wildlife water sources. As an added benefit, a well developed trail system enables easy access to stand sites anywhere on the farm. For the last 20 years this property has been bow hunted only, using very low pressure hunting tactics, by Roger and family members (1 to 4 hunters a year, maximum). The trophy quality of harvested deer speaks for itself, with over 40 bucks killed that gross score better than 150 P&Y inches since Roger has managed the farm! The largest resident deer on this farm was a 230 inch non-typical monster (see shed antlers in photo section) that left his genetics in the local deer herd. Roger wrote about the development of this farm in the book “Real World Whitetail Icons”, compiled by Don Higgins, in a section Roger titled “The Impossible Dream”.

Approximately 255 acres of this property are classified as tillable. Of the 255 acres farmland
ca. 200 acres are in USDA CRP programs and additional 20 acres are in quail reserve program. These income producing contracts ($35,000) are portable to the new owners if qualified. Varied contracts expire in 2019, 2021 and 2022. Non-CRP farm income has averaged approx. $5,000 annually. There are improvements including 8 ponds, field contouring (drainage management), forest restoration, timber stand improvement, and a recently constructed machine shed.

This farm is located in one of the premier locations in the US for quality deer management and trophy hunting. There are over 6000 acres in the immediate neighborhood that are currently under intense management. Many of the local properties are large landholdings with two of the adjacent landowners being nationally recognized hunting personalities.

The lucky new owner of this unique, once in a lifetime, whitetail hunter’s dream property will soon be living out his own “Impossible Dream”!

Also offered for sale in a separate listing is a 30 acre parcel encompassed by the farm listed here that includes Roger’s home, trophy room, family bunkhouse and workshop.
